JOB DESCRIPTION SUMMARY

The Sales Associate is responsible for collaborating with the marketing team, onsite teams, and regional leadership to create customized tactical sales strategies and ensure consistent deployment across their portfolio. They will partner with groups internal and external to implement a strategic sales plan that aligns with community and portfolio goals.

This is a Remote position that supports a 3rd party portfolio across all US time zones.

KEY RESPONSIBILITIES

  • Serves as primary sales contact for onsite and operations teams for an assigned portfolio across the United States.  
  • Provides ongoing sales support to onsite teams, business leaders, and clients on a dedicated portfolio of assets. 
  • Develops and partners with student living marketing managers to create tactical sales campaigns and individual asset marketing strategies that promote each community’s brand and achieve its business goals over the life of the asset. 
  • Assists onsite teams with establishing and implementing social media strategy, email marketing, resident retention, leasing, rate and incentive strategy and overall customer experience. 
  • Analyzes reports and present sales performance data to internal and external clients by gathering and researching available sources of business intelligence data, partnering with revenue management, and proactively monitoring asset status to set short- and long-range marketing and sales plans. 
  • Communicates via webinars, live presentations, social media tools, website content, training manuals, and participation in major internal and external events to enhance engagement and satisfaction of internal and external clients. 
  • Manages onboarding and offboarding of communities within assigned portfolio. 
  • Supports and collaborates on new business development and acquisitions. 
  • Supports and contributes to marketing budget recommendations at each individual asset and monitors spend to align with ROI benchmarks. I would say this is in marketing’s realm now.  
  • Provides technical guidance and support to onsite and corporate teams as well as colleagues to include troubleshooting challenges discovered as onsite teams audit digital ad channels for accuracy. 
  • Assist with in-person and virtual leasing and marketing training that includes social media, reputation management, customer experience, reporting, outreach, resident retention, and move-in/renewal campaigns.  
  • Update model apartments to maximize aesthetic appeal and leasing effectiveness when needed.  
  • Weekly audits and reporting on reputation scores, social media, leasing, and prospect follow ups.  
  • Up to 50% travel  
  • Oversee the development of annual budgets for multiple sales channels 

BASIC KNOWLEDGE & QUALIFICATIONS:

  • Bachelor’s/Master’s degree from an accredited college or university preferred in Marketing, Real Estate. or related fields.
  • Minimum of 1-2 years of relevant professional experience.
  • Demonstrated proficiency in Microsoft Office Suite, Property Management Software (PMS), Lead Management Systems, web-based creative platforms, and database management programs in order to complete required reports and communication materials.
  • Experience utilizing social media tools, platforms, and performance analytics.
  • Demonstrated mathematical skills necessary to add, subtract, multiply, and divide numbers, decimals, and fractions, and calculate percentages in order to complete financial records, budgets, and other fiscal reporting information

The salary range for this position $60,000 - $65,000

Additional Compensation:

Many factors go into determining employee pay within the posted range including business requirements, prior experience, current skills and geographical location.

  • Corporate Positions: In addition to the base salary, this role may be eligible to participate in a quarterly or annual bonus program based on individual and company performance.

  • Onsite Property Positions: In addition to the base salary, this role may be eligible to participate in weekly, monthly, and/or quarterly bonus programs.
