JOB DESCRIPTION SUMMARY

Greystar is seeking a high-calibre operations leader to join our Australian team as Senior Manager, Process & Performance, overseeing the development, implementation, and continuous optimisation of operational standards across our Build to Rent (BTR) and Student Accommodation portfolios.
This national role is pivotal in delivering operational excellence at scale, embedding consistency across assets, and partnering within the business to ensure our communities perform at the highest commercial, compliance, and service levels.
As an influential operations partner, you will guide site-based and regional teams through change, champion process innovation, and ensure that systems, training, and performance frameworks support scalable growth across a diverse and expanding portfolio.

JOB DESCRIPTION

Drive Standardisation & Efficiency: Lead the development and deployment of operating procedures, aligning them with Greystar’s global standards and local market conditions.

Operational Excellence: Act as a strategic partner to Community Managers and Regional Operations Managers, providing ongoing coaching, training, and operational oversight.

Compliance & Risk Oversight: Ensure compliance with all relevant tenancy legislation, health and safety regulations, and internal controls across all sites.

Strategic Onboarding: Support the successful integration of new communities, ensuring operational readiness and alignment with Greystar systems and policies.

Business Transformation: Collaborate across Systems, Learning & Development, and Asset Management teams to drive process improvement, platform enhancements, and service optimisation.

Leadership Support: Temporarily assume operational leadership of sites where needed, ensuring stability and continuity in the absence of on-site Community Managers.

Performance & Insight: Monitor key financial and operational metrics, conduct audits, and deliver insights that inform data-driven decision-making across the business.

About You:

The ideal candidate is a proven operator who thrives in dynamic, fast-scaling settings and understands the operational levers that drive asset performance and resident satisfaction. With experience in residential or hospitality operations, you focus on creating processes in which people, process, and performance unite.

In addition, you bring:

  • 5+ years of experience in residential leasing, property operations, sales or student accommodation.

  • Demonstrated success in process improvement and change implementation.

  • Strong commercial and financial acumen, with a keen eye for operational performance.

  • In-depth knowledge of landlord/tenant legislation and H&S compliance.

  • A collaborative working style, with exceptional communication skills.

  • Ability to independently drive and oversee complex workflows from initiation to completion

  • Strong organisational and multitasking skills in a fast-paced environment.

  • Proficiency in Microsoft Office and business systems platforms.

  • A degree or equivalent experience in a relevant field is preferred.

  • Willingness to travel nationally and support sites as needed.

Greystar is an equal opportunity employer committed to providing a working environment that embraces and values diversity and inclusion. By coming to work for us, you’ll be part of an organisation that encourages diversity, supports charities and environmental initiatives.

We encourage Aboriginal and Torres Strait Islander, and people of all backgrounds to apply. If you have any support or access requirements, we encourage you to advise us at time of application. Your personal information will be kept confidential in compliance with relevant privacy legislation.
